Maps & Titles ("we", "us") is an independent document search service.
Our service is the sourcing of official land registration documents on your behalf. The documents themselves are produced by the official registries and we supply them unaltered. Nothing we provide is legal advice — if you need legal advice on a property matter, consult a solicitor.
We aim to deliver within 24–48 hours, counted in working days from payment. Registry delays, unregistered titles or ambiguous property descriptions can occasionally take longer.
By ticking the consent box at checkout you expressly request that we begin performing the service immediately, before the end of the 14-day cancellation period provided by the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 (or the equivalent EU rules for Irish consumers). You acknowledge that once the search has been fully performed, you lose the right to cancel. If you cancel after ordering but before we have carried out the search, we will refund you in full less any registry fees we have already incurred.
A significant proportion of land — roughly half of all property in Northern Ireland — is not registered in the land registers. If the land turns out to be unregistered and there is no title document we can deliver, we refund 50% of the search fee, and 100% of any certified copy upgrade, without you having to ask. You still receive a written report confirming what was searched, what the result means, and the recommended next steps (for example, a Registry of Deeds search); the retained half covers the search work actually performed.
In Scotland, property not yet on the Land Register normally remains on the older General Register of Sasines. A Sasine search result is a deliverable title record, so this refund does not apply where we deliver one.
Official documents reflect the register at the date the registry issues them. We are not responsible for errors or omissions in the registers themselves, or for changes to the register after the date of your search. Uncertified copies are not admissible in court; order the certified upgrade if you need court-admissible documents.
Prices are as displayed at checkout, in pounds sterling for UK searches and euro for Republic of Ireland searches, and include all registry fees. Payment is taken by Stripe at the time of order. We do not store your card details.
Our total liability for any claim arising from an order is limited to the amount you paid for that order. Nothing in these terms limits liability that cannot lawfully be limited.
Email us and we will respond within two working days. If we have got something wrong, we would rather fix it than argue about it.
These terms are governed by the law of Northern Ireland. Consumers retain any mandatory protections of the law of the country they live in.
