Land Registry searches for Northern Ireland

Who owns that house, farm or field? We search the NI Land Registry and come back within 24–48 hours with the folio and the map — no solicitor's waiting list.

NI is different — and we know it well

Northern Ireland is where we live and where most of our searches happen. Two things make it trickier than the rest of the UK:

Around half of NI is unregistered

Roughly 50% of property in Northern Ireland has never been through compulsory registration. If your land is one of them, we tell you straight away, explain what that means, point you at the Registry of Deeds route — and refund half your money automatically, plus the full certified fee if you chose it.

Folios, not title numbers

NI uses folio numbers (like AN12345 for Antrim). Don't have one? No problem — give us the address, or drop a pin on the map when you order, and we'll identify the land first.

The official route is slow for the public

The registry's own services are built for solicitors and business account holders. We hold the accounts, so you don't have to fight the system or wait months for a conveyancer to get round to it.
